Mark and Ian spent an afternoon at the property, where we met both adjacent neighbours. It seems the previous owner of 48 had a 40 year feud with both of them, many details of which we heard! Positively they were both grateful for our approach. A few key points:
- No. 50 (Anthony) are happy for us to move the access they have allowing a larger rear extension and providing privacy for our garden
- No. 46 (Mary) have a ‘Tomlin order’ (https://en.m.wikipedia.org/wiki/Tomlin_order) preventing anything being attached to her wall. This probably prevents us putting steels into their wall but that’s unlikely to cause any significant issues
- Mary is also likely to be selling No. 46 next year. This could present an opportunity with the new owner or perhaps with her to negotiate on the covenant
- That said, she would like to repatriate the South plot with her house. I think this is mostly a ‘heart’ thing and unlikely to be a large offer
- The corner house (54) who own the garage onto woodland hill ( https://maps.app.goo.gl/1kYYwvuSNgvU9FRaA?g_st=com.google.maps.preview.copy) is let, possibly a HMO and the owner had tried to get a building where the garage is and failed. This could present an opportunity to negotiate for a Woodland Hill access to the workshop. We’ve shared contact details but not heard anything back yet.
